With Thanksgiving one sleep away,
Abba Property Solutions is here to share what we are most thankful for this year! While 2020 has surged forward amidst numerous obstacles, we as a community here in Jacksonville have shown that we are stronger and more focused because of our circumstances. More than ever before, we understand just how lucky we are to have our employees, customers, and loved ones safe, happy, healthy, and prepared for anything!

Our dedicated staff of general contractors, water damage repair experts, customer service representatives, and project managers are second to none! We are so proud of the work they have accomplished throughout this year! 

Our water mitigation team, comprised of Garrett Schanck, Lori Craft, Ricardo Pardo, Mark Novak & Dylon Halleran lived in hotels during the midst of Hurricane Season to deploy into areas hit hardest. They had a goal to be the first on the scene as soon as sunlight broke. Home Safety Tips: Protect Your Home From Fire | Abba Property Solutions
With the majority of Americans being unfamiliar with basic fire home safety practices, US firefighters respond to a fire every 24 seconds. That's a staggering statistic! Fortunately, there are steps you can actively take to reduce the risk of your house being one of those stops.

Step 1: Prevent

To prevent a fire from starting in the first place, you need to be familiar with these common causes of house fires.

Cooking

Never leave your kitchen when the stove or oven is on. Did you know that grease can self-ignite if it's hot enough? To put out a grease fire, do not use water. Rather, smother the flame with a pan lid or something comparable. Heating

Air Conditioner Maintenance Tips to Prevent Water Damage | Abba Property Solutions
One of the best feelings is stepping into a beautifully air conditioned home after some fun in the sun on a hot, humid day. This is especially true in the thick, humid Florida heat. It's important to remember that while our air conditioner is taking great care of us, we need to take care of it as well. Not performing regular maintenance could lead to a breakdown, or even worse, a need for water damage restoration.

At Abba, we're compassionate about people and feel it's important to keep everyone informed on the latest offerings and technology available to homeowners today. Sharing this helpful information with the ones you care about most will help to ensure that they will receive the information they need to stay safe and comfortable.  

Step #1: Invest in the equipment you need to save big.

You'll not only save money, but you'll save your air conditioner unit some wear and tear when you invest in these important items:

  • Replacement filters should be kept on-hand and changed regularly to avoid overheating and creating a potential fire hazard situation.
  • A programmable thermostat is a must. Avoid making constant adjustments, hiking up your energy bill and creating a potential for mold to grow. 
  • Replacement Insulation will be necessary to keep your costs down when the original layers become worn due to a loss in its R-value rating.
  • Ceiling fans are an inexpensive tool that, when spinning counter-clockwise, help to circulate the cool air throughout the house while keeping the warm air from rising. Make sure to keep all the doors to your indoor rooms open in order to increase circulation and prevent excess moisture from pooling in ducts, which will lead to water damage. 

Step #2: Prepare your outdoor space to keep control of your space indoors. 

A little work will go a long way when you take these simple steps:

  • Wash your AC unit a couple of times per month to clear spider webs, leaves and other debris. A simple spray down with the hose will do the trick.
  • Clear away shrubs and flowers that are too close to your unit. Maintain a 2-foot clearance on all four sizes for maximum efficiency.
  • Provide shade for the unit with a tall tree, awning or other shade source (don't forget the 2-foot clearance).
  • Minimize leaks by windows, doors and cracks by caulking or sealing where needed. 

Step #3: Contact your favorite rehab and renovation company for annual maintenance. 

Determine if air duct cleaning is appropriate for your home. For some, it may be important and for others, perhaps it's not necessary. Regardless of age or model, we recommend you service your cooling system at least once per year, generally in the spring. So, when the time comes, make sure to schedule an appointment with your favorite rehab and renovation company.

Turn Off Your Water Source

If you're not sure where the leak is coming from, it’s best to shut water off from the main source, typically found at the front of your home near the street. 

Try to Contain Standing Water

In smaller floods, try to contain the water to a specific area and not let it spread. Lay out old towels or other absorbent materials to control the spread of standing water. 

If you have a sump pump, use this to pump water out of the damaged space. If the entirety of your house is flooded due to a large storm or maintenance issue, place your safety first and remove yourself from the situation for the time being. Then, come back when the water levels have receded on their own and the area has been deemed safe to reenter by an emergency professional.

Move At-Risk and Valuable Items

Whether or not the water appears to be spreading, remove any at-risk items from its path. When safe, electronics should be moved out of the path of the water. However, if the water is deep or it’s unknown whether an electronic has already been water damaged, turn both your electricity and water off. 

Move your pictures, books, and other sentimental items away from damage zones as well. While items such as ceramics can be easily cleaned after the fact, so if time is of the essence, focus your efforts on textiles, paper products, and legal documents. There are also steps you can take to restore your items if you were unsuccessful at clearing them away prior to home water damage.

Call Your Local Plumber
